Will your construction loan automatically cover extra building costs?

Homeowner and builder discussing extra work in an unfinished house; headline asks whether the loan will rise with building costs

No automatic increase should be assumed. A builder accepting additional work and a lender agreeing to provide more money are separate decisions. Confirm the funding arrangement before committing to an extra cost.

This matters when a home or investment-property build changes after the original budget is set. A desirable upgrade or an unexpected requirement can create a cash need before any finance change is agreed.

What the bank guidance actually says

NAB's official construction-loan guidance, checked on 14 October 2026, says to contact the bank promptly about costs exceeding the agreed amount. If NAB cannot provide additional funding, the borrower must cover the extra cost. This is NAB guidance, not a claim that every lender has identical policies.

A budget gap is not a promised loan increase

Illustration only: extra work costs $20,000 and you have $10,000 of genuinely available funds allocated to it. The remaining funding gap is $20,000 − $10,000 = $10,000. The calculation identifies a need; it does not show that a lender will approve another $10,000. Do not count funds already committed to other invoices twice.

Check the quote, funds and obligations separately

Three practical construction-variation checks covering the written quote, confirmed funds and separate legal advice

QUOTE: ask the builder for a written description, price difference, payment timing and schedule impact. Put the proposed change beside the existing budget so the additional commitment is visible.

FUNDS: send the proposed variation documents to the lender or broker and ask what assessment and evidence are required. Obtain confirmation of what is available and when; do not treat a discussion or a builder's invoice as approval. If additional finance is unavailable, review whether your own funds can cover the cost without ignoring other commitments.

TERMS: consult a lawyer about unclear or disputed variation terms, payment responsibilities or contractual rights. Finance approval does not determine the legal effect of a building variation. This article is not legal advice.

Prepare for the funding conversation

Bring the original budget, proposed variation, payment dates and a clear list of available and already-committed funds. BV Finance can help organise construction-loan preparation and lending questions; conditions, limits and approval remain subject to the lender's assessment.
