Pre-approved: should your offer reach the lending limit?

Home-loan pre-approval can show how much you may be eligible to apply for based on the information assessed at that time. It is useful for setting a property-search range, but it is not an instruction to offer the full amount and it does not guarantee final approval.
Australian Government Moneysmart says pre-approval generally lasts three to six months. It also recommends being realistic about affordability and testing what household costs could look like if interest rates rose. The lender limit and the household comfort budget answer different questions.
Why can final approval still be different?

Consumer Affairs Victoria states that pre-approval is valid for a limited period and does not guarantee approval because a lender may still make further enquiries into the applicant's financial position. Income, debts, expenses, credit information or lender criteria may also change before a purchase is completed.
The selected property matters too. NSW Government guidance explains that full or unconditional approval involves a more detailed application and a property valuation. If the valuation or updated assessment does not support the proposed loan, the pre-approved maximum is not a promise that the lender will fund the offer.
Set your own offer limit before viewing

Start with a repayment that leaves room after essential living costs. Test a higher-rate scenario instead of relying only on today's quoted repayment. Keep purchase costs such as duty, legal work, inspections, insurance and moving expenses separate from the deposit.
Then preserve a household buffer for repairs, strata or council costs, bills and income changes after settlement. A personal offer limit may therefore sit below the lender's conditional maximum. That difference can protect flexibility instead of representing unused borrowing power.
Compare the two limits before you bid
BV Finance can help compare eligible loan options and place the lender assessment beside the buyer's actual costs and household cash flow. Final approval, valuation and loan terms remain subject to the lender's assessment and the individual property.
