One month vacant: do the costs of an investment property stop?

Rental income can pause during vacancy or late payment. The home loan contract and property bills do not automatically pause. Moneysmart advises investors not to rely on rent to cover the mortgage because a property may be empty for a time.
Gross rental yield is not a full cash-flow plan. Mortgage repayments, management fees, insurance, council rates, strata where applicable, maintenance and unexpected repairs all affect the amount the owner may need to contribute.
Track money in and money out

Set out expected rent received and any missed or late payments. Beside it, list loan repayments, interest changes, insurance, council and strata costs, management charges and maintenance. Moneysmart's investment tracking guidance specifically recommends comparing rent received with these expenses.
The lender's repayments remain due according to the contract unless the lender formally agrees to another arrangement. A potential tax deduction is not the same as cash in the account to pay a bill today. Individual tax treatment should be checked with a qualified tax adviser.
Test three cash-flow scenarios

Model a normally tenanted month, then a period of zero rent, then a vacancy plus one unexpected repair or insurance excess. Calculate the cash shortfall in each case. A buffer sized only for the fully tenanted month may not be enough.
Also consider whether interest-only repayments would increase when the interest-only period ends. Property value growth is uncertain and cannot be relied on to meet monthly bills.
Build the holding buffer before borrowing
BV Finance can help compare eligible investment loan structures and repayment scenarios. Borrowing terms depend on individual circumstances and lender assessment; property and tax risks should be considered separately.
