A clean facade does not remove hidden repair costs

A tidy open-home appearance is useful, but it is only a first impression. Structural movement, moisture, unsafe work or termite activity may not be obvious during a short viewing. These issues can change the amount of cash needed after purchase even when the home-loan repayment is affordable.
Australian Government Moneysmart recommends a professional building and pest report after finding a property you like. It says building inspections can look for structural issues, damp, electrical safety and likely maintenance or repair costs, while pest inspections look for termite and other pest activity.
Know what the report does and does not cover

Consumer Affairs Victoria recommends considering an independent qualified building inspector, surveyor or architect before signing. A written report may list visible faults, whether they can be repaired, likely repair costs and unsafe or unauthorised work. Buyers should still read the inspector's scope, exclusions and recommendation for any specialist follow-up.
A report reduces unknowns; it does not guarantee a defect-free property. A lender's valuation is also a different process: it helps the lender assess the property's approximate market value and security, not replace building, pest or legal due diligence.
Arrange checks before the contract removes your options

Moneysmart notes that an auction purchase has no cooling-off period and is not subject to finance or building and pest inspection. NSW Fair Trading similarly tells auction buyers to obtain professional building, pest and relevant strata reports before bidding. Private-sale conditions and cooling-off rights vary by state, contract and circumstances.
Ask a solicitor or conveyancer to review the contract, deadlines and inspection conditions. Use qualified property professionals for the inspection itself. The finance conversation should then include inspection fees, urgent work and a separate repair or maintenance reserve rather than assuming the loan or valuation will pay for repairs.
Put property condition into the purchase budget
BV Finance can help compare eligible loan options and test the total purchase budget using the buyer's actual figures. Building, pest and legal conclusions must come from the appropriately qualified professionals, and lending outcomes remain subject to lender assessment.
